Manhattan's Rental Market: LandlordLinks.Net Keeping Renters in the City

Thu, 5 Apr 2012 14:32:11 EST

As the thermometer reaches the mid-60s in Manhattan, we can all agree no one experienced a bad winter this year – and that applies to landlords especially. During the winter months it is common for rents to go slightly south. Not so this year. The average rent in the city has increased an average of 6.5 percent.

So, who's happy? Landlords are.

Who's not? Renters in Manhattan.

Which begs the question: Where does a bargain hunter looking to stay in Manhattan look for an apartment in an unseasonably hot market? The Upper East Side, Murray Hill, Financial District and uptown Manhattan are a few good picks right now.

The relatively closed real estate market in New York City drives the rental fee market. Not everyone has access to these listings. And really, no fee is a misnomer, since the landlord is inflating the asking rent in order to pay the broker's commission.

Which is why LandlordLinks.Net, a no broker fee resource, has seen a surge of visitors to their website. It also explains why the company has experienced double-digit growth within the past 3 months. At this rate Landlord Links expects to reach 1 million visitors by the time thermometer reaches the mid 80s in June.

Kirby Sommers, a real estate broker in Manhattan, is the founder of LandlordLinks.Net which connects apartment seekers to apartment listings by owners.

Ms. Sommers was inspired to do this after having connected Hurricane Katrina survivors in 2005 to new homes across the country. 'I realized no one was helping people in my own backyard and I knew I could change the rental landscape to benefit the renter,' she said.

Landlord Links give apartment hunters an edge. It allows them to find rentals before they ever hit the market. And since they're working directly with the landlord, it means no broker fees. An added bonus are the broker incentives renters see when using Landlord Links – which allows them to negotiate a better deal for themselves.

Raj, a New Yorker who found his apartment using Landlord Links, says: 'I signed a lease for an apartment I would not have otherwise found using the traditional online channels, Craigslist, etc. It's also worth mentioning that I have finally found a place that I will definitely be staying at for more than a year or two, which is a big relief for anyone who has ever gone through the trouble of moving in this city."

LandlordLinks.Net wants to keep renters in Manhattan. 'It's the best place on the planet to live and if you can do so affordably, without paying a broker fee, then why not?' Sommers states.
